Rental Rates for 2021-22

The prices below are based on standard lease terms. Our standard lease can start on any business day throughout the year and always ends on July 1. You can then renew every year, up to 5 years, providing that your account is in good standing.

Flexible leases are available at all of our properties.  The minimum term is 6 months, then month-to-month. This way, you would not be locked into the lease until July 1st, and you would only need to submit your Housing Termination 30 days prior to your departure (provided the 6 month minimum term is satisfied).  Like in the off-campus housing market, this flexibility comes at a premium rate that is 20% higher than our standard lease rates.

These rates will not increase until July 2022.

Housing Services hired a professional real estate appraisal consultant to assess the rental market values at all of our properties (in early 2021). The appraisal took into consideration amenities that are specific to each UCSF property compared to similar, off-campus units.
If the UCSF rent was at or higher than market appraisal, Housing Services lowered the rent to remain competitive with the market and to offer UCSF affiliates a better deal than what they will find off campus for similar properties.
It should be noted that not all UCSF properties were at or above the market appraisal value.  When a property was already below the appraised market value, the rental rate was not changed.
